Welcome to our bright and comfortable split-level home, perfect for families or groups looking for space and flexibility. Just a few steps up from the driveway brings you to the front door, where you’ll enter into the lower level of the house.

On this level, you’ll find the open-plan main living, dining, and kitchen area – ideal for relaxing or entertaining. Head upstairs to the second living room, which accesses a sunny deck with a BBQ – a great spot for outdoor dining or morning coffee.

Also on the upper level is a kids bunk bedroom, a full bathroom, and a laundry area. Further down the hallway are two more bedrooms one ensuited and another with direct access to a shared bathroom and a study nook. This zone can be closed off with a large sliding door for added privacy – perfect for families with kids or guests wanting their own space.

The home is surrounded by a lovely garden that wraps around the side and features a front lawn for lounging or play or a quiet garden sitting area at the rear for a spot of reading.

For larger groups or guests wanting extra privacy, there’s a separate studio on the property that can accommodate two additional guests. This has a kitchenette, daybed, bathroom and tv. This is available for an extra charge – please enquire separately if you’re interested in booking the studio as this is an additional charge and total guest capacity becomes 10.

When requesting to stay please advise clearly on the number of adults and children and infants. The total number of guests may include infants depending on the ratio so please advise this clearly when booking.

SMOKING: Smoking is strictly prohibited inside the home. If evidence of smoking is found indoors or cigarette butts are discovered on the property (including the garden), a cleaning and remediation fee will be charged to the guest as the hosts discretion.

GUESTS: Only guests included in the booking and approved by the host are allowed on the property. Bringing additional or unapproved guests is a violation of house rules and will result in immediate cancellation of the reservation without refund, and may lead to removal from the property. Any additional guests beyond the booking number will incur a $100 fee per person per night. We are only insured for a maximum of 10 guests

For the comfort and hygiene of all guests, please only use prepared beds and do not sleep on sofas or unmade beds.

KEYS / GATE REMOTE: Any lost buzzers will be charged at $100 ea

CHECK IN / OUT:
Check-out is strictly by 10:00 AM. Our cleaners arrive promptly at this time to prepare the property for incoming guests, often on the same day.

Late check-outs will incur a fee of $100 per half hour, as delays impact our cleaning schedule and the next guest's check-in time.

Check-out on time so we can prepare the home for the next guests. Our cleaners arrive promptly at check out time to turn over for the next guests.

Late check out requests may be made 24 hours prior to check out and if possible we will do our best to accommodate but cannot guarantee.

PARTIES: No parties or events – quiet time after 10pm out of respect for our neighbours. Failure to adhere to this rule will be an immediate eviction.

SHOES: Shoes off inside to help keep the home clean and protect the floors.

BREAKAGES :Any breakages or damages to be reported immediately so that as hosts we can promptly address these and fix / replace during your stay or in time for next guests.

Please treat the home with care as you would your own.

DISHES:Kindly load and wash dishes before departure.

BBQ:Bbq to be scrubbed back of any residue and grease. Use the cleaning tools supplied for this.

BINS / RUBBISH :
Bin day is Thursday please put out bins on Wednesday

Please use bins and recycling thoughtfully. Council charges residents for any contaminated recycling, and these costs are passed on to us.
• No landfill waste is permitted in the blue-lid recycling bin under any circumstances. Including plastic bags full of bottles
• If bins are mixed or contaminated, our cleaners are required to sort and separate the rubbish. This will incur an additional $90 charge.
• Any excess rubbish that requires removal will be charged accordingly.
• Rubbish must be limited to normal, day-to-day household waste only.
• Please do not leave broken beach chairs, umbrellas, or other bulky items for us to dispose of.
Thank you for your cooperation and for helping us comply with council regulations.

PARKING: The property can accommodate a maximum of 4 cars.
Up to 3 cars may be parked tandem in the driveway.

1–2 small cars may be parked on the nature strip in front of the property in tandem.
There is no additional street parking available in our narrow street as they are used for other residents.
Any extra vehicles beyond this must be parked on the Esplanade.

——Christmas & Holiday Season Note—-
During the festive season, rubbish can quickly build up with wrapping, boxes and packaging. Our bins can only accommodate average household use, so we kindly ask guests to take excess rubbish (including wrapping paper and packaging from toys or gifts) home with you. This helps us keep the property clean and ready for the next guests.

STUDIO - If you have booked the studio as well for an additional charge, the studio has its own printed house manual - please refer to this.
Please note that this has to be accessed from outside of the house so suits adults.

AIRCON/HEATING - Located next to the laundry door. Select your heat setting, cool, heat, dry etc Then the temperature and strength of fan speed.

BED 1 - master bed with ensuite
BED 2 - second queen bedroom
BED 3 - bunk room
NIGHT - main bathroom and laundry
STUDY - study desk in hallway
DINING - upstairs / second living

Please note when it is turned on the main living area/ kitchen area downstairs will come on regardless.

Please turn off when you leave and no one is home.

STOVE: Press the ON button by light touch with your finger. Make there is a pot or pan on the stove and select which base it's sitting on, slide your finger up and down to adjust the temperature/ heat. Tap lightly with your finger to turn off with the ON symbol.

AUTOMATED BLINDS: there is a small grey/white remote which operates these. Press the round grey button at the bottom once which will flash the first one red (Hallway) then press the down arrow or up arrow depending on the chosen function. The blind will automatically stop at the bottom of the window/door.
Press the button twice for the master bed window, the third for the small slot window in the master bed.

DISHES - Please make sure all dishes and cutlery are washed and returned to where they were. Please do not leave dirty dishes in the sink upon check out! Any broken dishes or glasses to be reported so that as hosts we have an opportunity to replace them before the next guests.

INDUCTION COOKTOP: Press the ON button then select which cooker you would like to use and slide your finger up and down like a touch screen to adjust the heat strength. To turn off press again. Please note you must have a pot or pan on it to recognise and start any function.

FOOD & DRINK: Please can we kindly ask no food or drink in bedrooms.

WIFI : The internet is free to use however I request no downloading of movies, downloading illegal content / P2P (peer to peer) networking as this chews through the data and is illegal. Any excessive downloading can be tracked and will be charged onto the guest.
If the service is used for unlawful purposes the guest will face the consequences at law and their use of the service is acceptance of their legal liability for any infringements.

POWER: Please be mindful of turning lights and A/C off when you leave the home for the day.

PETS POLICY: We kindly ask that guests do not bring any pets to the property—this includes both indoors and outdoor areas such as the garden and carport. We understand how important pets are to many people, but to ensure the comfort, safety, and well-being of all our guests, we have a strict no-pet policy in place.

Please note that security cameras are installed in the carport area. If pets are brought onto the premises, it will be considered a violation of the house rules, and unfortunately, this will result in immediate eviction without a refund.

NATURE AND LOCAL WILDLIFE:
Our home is located on the beautiful Mornington Peninsula, surrounded by nature and native bushland. While we thoroughly clean and maintain the property, and take measures to keep insects out, it's possible that you may encounter a fly, mosquito, spider, or other small bug during your stay — especially in warmer months or if windows and doors are left open.

This is a normal part of staying in a natural environment, and sightings of bugs are not grounds for a refund.

IDENTIFICATION:
To help ensure the safety and security of our home and community, we kindly ask all confirmed guests to provide a copy of their driver’s license to verify their identity.
