Littler River Cottage - House Rules
Thank you for booking our lovely cottage and we trust you will enjoy your stay. These are our house rules.

When you click and book our property, you have confirmed that you have read and agreed to our house rules.

Please return our property to us as you found it.
All breakage are to be declared. Replacements may be taken from the bond.
Make sure that all doors are locked and windows closed when you leave. During your stay lockup when you are going out, as you would at home.

Keep the screen doors closed to avoid mosquitos, cockroaches, flies, moths or any other bug from entering.

Kitchen - All washing up is to be done properly. Most things can go into the dishwasher and the pellets are under the kitchen sink.

We provide much more than any other holiday home for you to cook with in the kitchen. Please respect our things as many extra’s have been provided so you can ‘cook up a storm’ if you so choose.
We only have a few pantry items, with sauces in the refrigerator.

Fresh Herbs are in the garden along the driveway. Seasonally of course.
We provide a BBQ at the Cottage.

Ensure to sort your own rubbish into the correct bins please. We will be fined if you
do not do the correct thing and we will charge you $100 for sorting your garbage. On bin night, our
Neighbour will put the bins out for you.

Windows in the bedrooms and laundry need to be closed when raining, or is predicted and you are going out.
All other windows are under cover. There is a window lock on a long yellow key
ring - kitchen pantry side above the dining table - if you find a window is locked.

LRC is a ‘wash-less’ stay, meaning you bring all washables which include bed sheets,
Pillowcases, towels, tea towels (some provided). All other bedding, pillows and blankets
Are provided.
The back room is an enclosed veranda and not fully water tight. We are renovating this
area. Please do not try to open the security screen doors from the enclosed deck room to the side deck( outside the kitchen).

There are some cheeky Asian Gecko’s living in the rafters and they can make a bit of a mess.
There is NO Smoking anywhere inside our home. Check out is 9.30am. Checkin is 2pm.

Extra info.

Power outages cause the oven timer and microwave to need resetting. The oven will not
work if the timer is flashing. Push the buttons 2nd and 3rd buttons together for a few seconds to reset.- below the flashing timer on the stove.

Heating/ Air-conditioning - is a new system and will heat or cool LRC very quickly.
Please turn off when you leave for the day. Make sure to close all doors and all
windows for effective cooling or heating.

Wifi is connected, but as our area is regional we do experience outages. To reset the Wifi, simply turn off at the power point, wait a few seconds and turn back on.
IF Wifi is showing RED it will need resetting.
Netflix is connected in the living room TV only.

The small lefthand tap in the kitchen provides tank water for drinking, the right hand side is for hot and cold water.
Treated bore water is used in the toilets.

Yes! we would love you to water our garden if you feel like it. We can’t do it if the house is
let out and our plants really suffer in the hot months.

Stuarts Point is surrounded by Mangroves and therefore there are many sand flies,
mosquito’s and flies in the area. Sandflies will breed inside. Please keep the screen
doors closed to stop mozies, flies and sandflies coming in.

It is a coastal sand area loved by ants, cockroaches, and mice. Like most homes in Australia, cockroaches may fly in during the hot summer months. Again, please keep screen doors shut to help minimise bugs in the house.

From time to time the water pump stops working. If that happens please see Col next door,
or call us and we will tell you how to reset it.

Bookings will be cancelled on the spot if we find more people staying then we are booked
for. We include 4 people at the base rate instead of just 2.
We do not take bookings with young children and babies.
Extra guests will incur a fee.
Undeclared pets and people will not be excepted.

Parties, gatherings and extra people are NOT PERMITTED at Little River Cottage.

That’s all the info I can think to pass on to you. We, Joel and I wish you a great escape
and hope you enjoy everything that Stuarts Point and its surrounds has to offer. We are only a
phone call away if you need us.
